How Netflix and Hollywood stars are quietly fueling a $1.2B East Coast beach town 'Gilded Age' comeback

Netflix has its next recommendation for you — real estate in a Jersey Shore town that the streaming giant is betting the future on.

The company is taking a chance on a faded New Jersey area that was once a Gilded Age resort town for its next reinvention.

Fort Monmouth had once attracted presidents and millionaires for its proximity to both the shores of the Atlantic and to New York City.

They built grand mansions along its main Ocean Avenue — forming a Millionaire's Row.

While many of the original Gilded Age homes have since been demolished, there are a few surviving buildings that have served as a summer haven for the Guggenheims and society elites like Drew Barrymore's actor grandfather John Barrymore, who summered there.

One local rumor has it Barrymore popped so many champagne corks at his house the ceiling needed to be replaced.

Other notables who once owned homes in the area were Bowles Colgate, II, co-founder and president of Colgate and the Harper brothers, founders of Harper's Bazaar magazine and publishing firm HarperCollins.

Now, Netflix is banking on the area becoming a boom town once again.

In May, the streamer broke ground on a massive $1.2 billion studio, aiming to build a 'Hollywood of the East' in the heart of Monmouth County.

The Gilded Age is a term used to describe the tumultuous years between the Civil War up to the turn of the 20th century.

Thanks to industries like railroading, factory building, and oil, America saw unprecedented growth — as well as rising corruption and wealth disparity.

The shore towns in New Jersey, in particular, much like Newport, Rhode Island, became playgrounds for the wealthy.

The popular HBO TV show The Gilded Age, developed by Downtown Abbey creator Julian Fellowes, has been running for three seasons and dramatizes this era of opulence.

Now locals are hoping that Netflix's arrival could spell their own season of growth.

Monmouth County's home prices already began skyrocketing in 2020 when the pandemic hit, and the new studio will likely cause them to climb even higher.

In 2019, the average home price in Monmouth County was $328,662, according to New Jersey census data.

Now, the average home is valued at $745,389, according to Zillow.

The major film and TV production studio will sit at the formerly crumbling Fort Monmouth Army Base.

It will include modern production facilities on a massive 300-acre campus.

The studio will total 12 cutting-edge soundstages covering 500,000 square feet, with additional areas dedicated to supporting advanced film uses and employee amenities.

Spanning the boroughs of Oceanport and Eatontown, the studio is expected to open in 2028.

At the groundbreaking ceremony, Netflix CEO Ted Sarandos said the arrival of the studio will benefit the area immensely.

'Netflix is proud to invest in American innovation and the creative community,' he said.

'We estimate that these studios will create thousands of jobs for New Jersey residents, billions of dollars in economic output, and many other cultural benefits to the region and state.

'Over the past four years, Netflix has contributed $125 billion to the US economy and hired more than 140,000 cast and crew members. We're excited to continue our investment in New Jersey in the coming years.'

The streamer has already started joining events in the community, such as hiring local food trucks when they held a Veterans Day cookout in 2024.

'With this groundbreaking, we're not only building a studio, we're also strengthening our ties with the community,' Sarandos said.

And locals are following his lead and betting on a resurgence of the area.

At the center of the action is The Atlantic Club Residences, a new luxury oceanfront development that is drawing well-heeled buyers from across the tri-state area — and beyond.

Located a 10 minute drive from Netflix's studios on Ocean Avenue in Long Branch, the two-tower condominium features apartments with sweeping Atlantic views and quick access to both Manhattan and the Jersey Shore.

Teresa Minnick is the director of sales at the brand new luxury development, and says the arrival of the streamer will create thousands of local jobs and boost the local economy.

She said the once-forgotten area is already starting to boom due to Netflix, with boutiques, gourmet food shops and high-end restaurants all opening in the surrounding area.

'They are wisely taking the opportunity to open up before Netflix officially opens its doors,' she said. 'A fabulous place called Baseline Social opened up about a month ago.'

Minnick said that the days of local greasy pub food may be over.

Places like Baseline now drawing locals with a menu that includes a $17 warm burrata and roasted peaches appetizer.

'A lot of these owners took a chance and it will pay off,' she said.

With real estate prices surging — Minnick said condo sales over $1 million in Monmouth County are up 51 percent year-over-year from July 2024 to 2025 — the area is attracting a new generation of buyers.

She has already sold more than 40 percent of the units in the Atlantic Club, mostly to locals and commuters to Manhattan, despite construction only beginning two months ago. She also expects the building to become a magnet for filmmakers, executives, and investors involved with Netflix.

'You can take the ferry and it is 45 minutes to get to the city,' she said.

The Atlantic Club Residences feature 132 one-to-five-bedroom homes, including two penthouses, with prices ranging from $1.2 million to $6.5 million.

The luxury apartments sit oceanfront and range in square footage from 2,000 square-feet to 4,000 square-feet.

'They all have fabulous outdoor space. You can put a hot tub or a custom built outdoor kitchen,' Minnick said.

The building also boasts over 75,000 square feet of indoor and outdoor amenities, including wellness facilities, curated art installations, and year-round lifestyle perks like gyms and meeting rooms.

She also added the draw is not just seasonal anymore. 'There's so much going on in the area now,' Minnick said.

In Fort Monmouth, developers like Lennar Corp. are now building hundreds of townhomes in anticipation of a population growth.

The areas that will benefit most from Netflix moving in are nearby Rumson, Fair Haven, Little Silver, Red Bank, and Colts Neck, said Minnick.

Businesses in those towns are taking note.

Local hubs like The Grove in Shrewsbury is a shopper's dream, with a Lululemon, J. Crew and Boll & Branch all locating to the area.

The Monmouth Mall in nearby Eatontown is also undergoing a major redevelopment.

'You get everything here,' Minnick said.

'The beach, the city, and a full-time community. It's not just a summer town anymore, and that's what's so wonderful about it.'

With Monmouth County exploding as both a luxury destination and East Coast entertainment capital, the decision to buy nearby is already proving to be a smart one.

New Jersey Is Poised To Become a New Celebrity Hot Spot Thanks to Netflix’s Presence

Hollywood, New York City, Miami, Aspen. When you think of hot spots where you might have an unexpected celebrity sighting, those cities usually top the list. But fairly soon, there may be another contender: Monmouth County, NJ .

Thanks to Netflix's new $1 billion investment to transform the previously shuttered 292-acre former Fort Monmouth U.S. Army base into its East Coast production hub, things are about to heat up on the Jersey Shore. Not only will more celebrities be working at the film and TV facility, but businesses (including real estate) in the vicinity are about to get a starry boost.

"As someone who has lived, worked, and raised a family here in Monmouth County for many years, I can tell you firsthand that there’s already been an uptick in interest since the Netflix Studios announcement," Teresa Minnick , a broker with Christie's International Real Estate Group and director of sales for The Atlantic Club Residences , a posh new luxury development in Long Branch, NJ , tells Realtor.com® .

Though the new Netflix Studios won't be completed until 2028, the surrounding hubbub is leading some forward-thinking buyers, including celebrities, to property shop now—before the area explodes.

"I never had celebrity showings, and I've had three of them in the last five weeks," Aleksander Pritsker , CEO of Team Blackstar at eXp Realty, said recently on " The BRO Show " podcast. "They're coming in and scoping, they're looking, they're seeing what's out there."

In other words, the presence of Netflix is primed to reshape the entire demographic of the Jersey Shore, including adding more star power.

How the Netflix Studios landed in New Jersey

Unknown to many, New Jersey was actually the birthplace of the motion picture industry. As such, Netflix setting up shop near the Jersey Shore makes sense.

It also doesn't hurt that Netflix's co-CEO Ted Sarandon hails from Monmouth County , having been born near the soon-to-be supersized production studios, which will include 12 top-of-the-line soundstages totaling over 500,000 square feet. The topography of the area was clearly another selling point, as film locations can shift from the beach to the mountains within a 90-minute drive.

“The Netflix studio at Fort Monmouth further solidifies New Jersey’s reputation as a global leader in film and television production, attracting some of the world’s top filmmakers and creators to the state,” said Gov. Phil Murphy at the Netflix Studios groundbreaking celebration on May 13, 2025.

The decision to make New Jersey Netflix's new home may also have stemmed from the nearly $387 million in Aspire tax credits granted to the project by the New Jersey Economic Development Authority board in December 2024. What's more, New Jersey offers some of the nation's best tax credits for film production (30% to 35%) , including an additional 2% to 4% in "diversity bonuses."

“We are grateful to Netflix for choosing New Jersey as its new home on the East Coast—and for committing to an investment that will fuel economic growth, generate thousands of new jobs, and bring more patrons to our local businesses,” said Murphy.

Especially when some of those "patrons" will be straight-up movie stars.

Cities near the Netflix project will change—for good

Though there have always been celebrities with strong New Jersey ties, including Bruce Springsteen and Jon Bon Jovi , the appearance of high-profile actors is likely to become more common as filming begins in the proximity of the Netflix Studios.

While the soundstages themselves span the cities of Eatontown and Oceanport —both areas are primed for expansion—real estate agents in Monmouth County expect other nearby towns to experience peak popularity with the incoming crowd as well.

"Beyond Eatontown, Oceanport, Tinton Falls , and Shrewsbury , I expect Long Branch and Asbury Park to attract attention, thanks to their vibrant nightlife, dining scenes, and proximity to the shore," Melissa DeSantis , broker associate at REAL Brokerage, tells Realtor.com.

"Monmouth County has long been a home to celebrities and musicians—I’ve watched that trend continue over decades," says Minnick. "Towns like Red Bank , Lincroft , Rumson , Long Branch, and Asbury Park remain at the top of the list for high-profile buyers."

In addition to luring celebrities to these areas, this Netflix influx is likely to have a broad ripple effect across the local economy.

"There will be new jobs and increased demand for vendors that support film and television production," says DeSantis. "Caterers, set fabricators, florists, drivers, salons, gyms, dry cleaners—essentially anyone who can meet the quick-turn needs of productions—are positioned to benefit as the studios ramp up."

Minnick thinks there will also be more restaurants, cafes, and boutique hotels that cater to an international, creative community.

"It will bring new opportunities for local businesses and services, from fitness and wellness centers to retail shops, many of which are owned by families like mine who have been part of this community for generations," she says.

DeSantis warns, however, that local governments may have to prioritize traffic flow and infrastructure upgrades to handle the higher activity.

To buy or not to buy, and where—that is the question

While it’s still a bit early for a full wave of celebrity buyers, area real estate agents anticipate growing interest as the Netflix Studios project progresses. And the type of dwelling most sought after is still to be determined.

"Many will likely seek short-term, fully furnished residences that provide turnkey living, privacy, and hotel-style amenities, as well as convenient access to New York City," says DeSantis. "We may also see production teams and talent reserving short-term rentals near the studios."

There are also pricey new developments being constructed, including The Atlantic Club Residences in Long Branch and the Lido Asbury Park , a beachfront luxury building that will be completed in 2027. These condos will likely attract celebrities looking for upscale living and amenities while still being close enough to the Netflix Studios.

Meanwhile, things may get interesting as inventory catches up to the Netflix wave.

"There are going to be people walking up, like celebrities, and high net [worth] people are going to be coming up, knocking on the door saying, 'I like your lot, I'll give you 30% more for it, just get out,'" projected Pritsker on "The BRO Show" podcast.

The Jersey cities celebrities may soon call home

So, where will celebrities be looking to buy or rent once the Netflix Studios open? It depends on the individual's priorities. However, several towns are likely to benefit, each appealing to a certain type of buyer. Here's the breakdown:

Long Branch and Asbury Park: Expect these to become hot spots for the celebrity scene, according to DeSantis: "Their lively nightlife, oceanfront living, and thriving arts and cultural communities create the perfect mix of energy and style."
Rumson, Fair Haven, Little Silver, and Red Bank: "These prestigious towns offer excellent schools, a strong sense of community, and easy access to the studios, making them attractive for executives seeking a permanent residence," says DeSantis.
Colts Neck, Holmdel, and Middletown: These areas are known for expansive homes, generous acreage, and top-rated schools, according to DeSantis. They provide suburban luxury with reasonable commuting times.
Oceanport and Eatontown: "Right next to the Netflix campus, these towns will be in high demand for buyers who value proximity to the studios and future growth potential," says DeSantis.

The bottom line is that property values are likely to go up the closer it gets to "go time" at the studio.

"As Realtors®, we’re encouraging buyers to act now, before a surge in demand drives prices even higher," says DeSantis. For example, she recently represented a buyer of a townhome in Oceanport who paid $60,000 over the asking price, confident that the property’s value will grow as the Netflix development brings new energy and opportunity to the area.

"Each of these communities offers something unique, but together they reflect why Monmouth County has always been, and will continue to be, a place where people want to live, work, and raise their families," says Minnick. "When I’m speaking with buyers and even local business owners, there’s a common theme. They see Monmouth County as a place where you can enjoy small-town community, coastal living, and now, a connection to a world-class creative hub."

Miami-Style Luxury Condo Building Comes to the Jersey Shore

Alittle more than an hour outside of New York City lies Monmouth County, NJ—and it's putting itself on the map.

It's where Netflix broke ground on its new $1 billion film studio in May, and a few towns over, a luxury condominium complex will be built right along the Atlantic Ocean.

"Good luck ever finding another site like this in your lifetime," real estate developer Roy Stillman recalls thinking when he first locked eyes on the 4 acres with 400 to 450 feet of frontage on Ocean Avenue North that his firm snapped up in 2023.

The Atlantic Club at 390-392 Ocean Ave. N in Long Branch, NJ, was inspired by Miami's white-washed buildings, especially the Fontainebleau Miami Beach hotel.

By Q1 2027, the current construction pit will be the site of a gleaming white luxury condo building more Miami than Jersey Shore—which is still mostly known for the scads of partying college kids who descend every summer.

"There is nothing like this around here," says Stillman of the new building, The Atlantic Club .

The Atlantic Club

The building will have 132 one- to five-bedroom condos, almost all with direct or partial ocean views (two will have what Stillman jokingly refers to as "unobstructed sunset views"). The units start at about $1.3 million and go up to $6 million for the two penthouses.

The $6 million penthouse is already sold. All of the units come with outdoor space—with some of the terraces nearly as large as the interior.

Each unit has oodles of outdoor space—either terraces or balconies, and some of the terraces are almost equal in square footage to the interior.

"Lots of outdoor space was consistently the feedback we got that people wanted," Stillman tells Realtor.com® . And a "COVID-era lesson" he learned in design—put in a den so that people can work at home.

The building was inspired by the white coastal look of the Fontainebleau Miami Beach hotel, the lobby of the flagship Chanel boutique in Paris, as well as various museums.

Moving panels in the lobby will reflect the exquisite golden-toned hues of sunset, with paint eschewed in favor of textured wallpaper.

"The lobby is the crowning artistic feature of the building," says Stillman. Artistic indeed. The lobby was curated by contemporary designer Cristina Grajales with art by Parisian artist Christophe Come and Colombian atelier Herchizoo.

While children and teens are more than welcome—the residence's amenities include kid-friendly features like a children's playroom, a virtual reality room, and even a music practice room—there is no public restaurant or bar to attract the beach party crowd.

Amenities include a yoga studio, movie screening room, billiard and poker lounge, pet spa, fitness center, business center, private event room with a kitchen, business center, and a grand lounge overlooking the ocean.

Then there's the pool deck with sun beds, fire pits, and grills—perfect for entertaining.

With 40% of the units sold, including the two penthouses, who's doing the buying?

The typical buyers

"What we're mostly seeing in buyers is older people who want no more maintenance and taking care of their single-family homes," says Teresa Minnick , a broker with Christie's International Real Estate Group, which is exclusively handling sales. "They're selling their large homes and moving here. They want all the amenities, and then the beach right outside their door. It's like a country club by the sea."

Buyers put down a 20% cash deposit to reserve their unit, but can later get a mortgage for the remainder. She says about half of buyers will pay all cash after selling their single-family homes in well-off areas of Monmouth and Bergen counties. Others will keep their main homes and use the Atlantic Club as a vacation pad.

Eighty-five percent of buyers are from the tristate area (New York, New Jersey , and Connecticut ).

One of these typical buyers is Michele Kersten , co-founder of iStrive Community , a local nonprofit that offers services and support to the special-needs population, and a mom of two from Fairfield, NJ.

Last summer, she happened to pass The Atlantic Club signage while bringing her son to summer camp and was immediately struck with the feeling that this is where she belonged. After a week of drive-bys and internet searches, she walked into the sales center.

"My gut was telling me this is going to be a fabulous development and to get in with pre-construction pricing," she tells Realtor.com.

She sold her four-bedroom home and plunked down the deposit for a $1.79 million two-bedroom with a den on the main level. It overlooks the pool deck with an ocean view.

The condo building comes with a pool, of course. But the Atlantic Ocean is only steps away.

Kersten says she wasn't in the market to buy a new place. She just couldn't help herself. Her kids had graduated, and school districts were no longer a consideration. While the extra bedroom means her kids can visit—now it's her time.

"I look forward to using the pool as well as relaxing on my deck overlooking the beach and ocean," she says.

She notes that she "upended my whole life" for a piece of The Atlantic Club, and is currently living in a rental while waiting for the development to open.

It's in the details

But what is it about living next to the ocean when the Nantucket coastline is disappearing, Southern California estates are sliding toward the Pacific , and insurers are abandoning Florida ?

Stillman points out that the condo building is not in a flood zone. It also complies with the Coastal Area Facility Review Act, which means the building met the criteria set by the New Jersey Department of Environmental Protection, including a 2-foot setback for each foot of elevation.

Minnick says that, despite the ocean in their front yard, homeowners should have no problems getting insurance with an HO-6 policy , typical for condos.

The common areas such as the lobby and pool deck are covered by a master policy that's included with the homeowners association.

Given the building's oceanfront location, Stillman says the mist and salt spray were factored into the design for everything from the self-leveling compound on the concrete slabs on the decks to the marine-grade engineered wood flooring made from Baltic birch plywood and A-grade select French white oak.

In the early days of vetting potential subcontractors, he says they had to dismiss one who tried to slip in some cheaper gypsum into the self-leveling compound, which, if it got wet, would have caused mold.

"We could have saved many hundreds of thousands of dollars, and no one would have known, but we avoided that opportunity for mold," he says.

Another vendor wanted to use eucalyptus plywood in the flooring, but Stillman says humidity would cause the plywood to delaminate and lift.

"Everything we've tried to accomplish in the design of The Atlantic Club is oriented to one goal—to design and build the finest residential building ever set upon a piece of land in New Jersey," he says.

Developer Roy Stillman says he chose porcelain for the kitchen countertops, saying it is more durable and easier to care for than marble.

The area

With a population of about 30,000, Long Branch is sleepier and less touristy than Jersey's better-known Wildwood, Asbury Park, Seaside Heights, and Stone Harbor.

But with miles of pristine beach (voted the No. 5 best beach in the state by U.S. News & World Report in 2023) and a boardwalk, and only 90 minutes from Manhattan by car or train, and a half-hour drive from Princeton, the area has been attracting a lot of attention from developers and buyers—in addition to streaming behemoth Netflix.

The entertainment company's new 500,000-square-foot film studio, which the streaming giant describes as being a "premiere East Coast production hub," will sit on a 292-acre former U.S. Army installation only 5 miles away from the new residential building. The studio broke ground in May and will feature 12 cutting-edge soundstages.

"This area already has so much to offer," says Minnick. "Now it's just getting the word out to people."

Long Branch, New Jersey's luxury push is attracting a wealthier crowd with new developments.
The condo market in particular is revitalizing the seaside destination.
Business and locals benefit from the revitalization, but old landmarks are getting left behind.

When people think of the Jersey Shore, the MTV reality show might come to mind. Gym, tan, laundry; fist pumping, and nightclubs. But a small beachside city is drawing a more chic crowd to the beaches of New Jersey, and redefining what the shore looks like in the process.

Long Branch, New Jersey, which is an hour's drive from Trenton and a similar distance from Manhattan, has largely kept its small-town charm. But a transformation is afoot, and sisters Jennifer and Michele Maybaum have seen it up close.

"We've really seen the evolution of Long Branch going from a, you could say, lower- to middle-class city to what's being built today," Michele told Business Insider.

The pair run Max's Bar and Grill, a local landmark in Long Branch. The restaurant has been in their family since 1950 and in New Jersey since 1928. But new construction is changing the shoreline and the town itself.

"With the advent of all the condos that are being built, new restaurants and new things that have come into Long Branch, a new type of person is moving to Long Branch," she added.

New luxury developments, restaurants, and stores are luring wealthier visitors and residents away from other hot spots around the country, changing the fabric of the once old-school beach town.

The condo market in Long Branch is on the rise

Data from Redfin shows the median sales price for condos and co-ops was $818,242 in April 2020. That same month in 2025, that number was $950,000 — a 16% increase.

The increase in price could be due to the increase in ritzy selections in the area, like The Atlantic Club , a luxury beachfront condo building scheduled to open in 2027. It's home to what is now the most expensive condo sale in the county : A penthouse that sold for $5.95 million in 2024. According to MLS data, condo sales over $1 million increased year over year in Long Branch by nearly 11%.

The 132-unit Atlantic Club features a pool deck, a fitness center, a business center, and a pet spa, among other amenities. It opened up sales in 2023 with prices ranging from $1.12 million to over $5.95 million.

Dennis Drazin, a 73-year-old attorney, bought a four-bedroom unit, which he plans to pay between $3.65 million and $4 million for, depending on what features he chooses to install.

"The unit that I chose has a big terrace on it where I walk out of the living quarters and I can sit and relax in the sun and watch the ocean," Drazin told BI. "That's what I like to do when I'm not working."

Drazin was born in Long Branch but has lived a 10-minute drive away in Fair Haven, New Jersey, since 1988. He and his wife are downsizing from their two-acre property and getting closer to the beach.

"I wanted to be on the ocean," he said. "I wanted to have the beach within a few steps of where I was. I wanted to have the boardwalk where I could walk long distances back and forth. I wanted to have restaurants in the area that I would be able to utilize."

Peter Rokkos, a 56-year-old professor at Rutgers University , was in the market for a second home and was looking far and wide for a new spot. He looked in New Jersey and even went as far as Florida, considering Fort Lauderdale and Naples.

He was close to settling on Naples, but sided with convenience and a tamer climate.

"In my mind, I've got sort of an over-under of 100 nights," Rokkos told BI. "If I'm going to get a hundred nights, how often am I going to want to fly down to 100 degrees in Florida?"

Rokkos' getaway home is about 15 miles from his home base in Holmdel, New Jersey. He paid about $1.9 million for a two-bedroom unit with a den, he said.

A bittersweet transformation

The essence of Long Branch is rooted in vacationing — mainly for New Jersey locals. The pier used to be complete with quintessential boardwalk necessities like arcades, waterslides, and mini golf. Now, while some of those classics still remain, fine dining restaurants, fashionable retail stores, and condos are in the mix, changing the ambiance.

That change in ambience is a benefit for a lot of the people choosing Long Branch, like Rokkos.

"I'm not sure this would've been the purchase we would've made 15 years ago when my kids were a little bit younger — but now they're a bit older," Rokkos said. "They like the ability to pop down the block and get a cup of coffee, or go visit the yoga studio down the block."

"They started bringing more commerce to the area, bringing more people to the area, bringing more restaurants to the area, spreading the tendrils out from that little beach strip out to more and more gentrification, turning Long Branch from the sleepy, beach community that it was into more of a commerce destination."

That change in ambience is a benefit for a lot of the people choosing Long Branch, like Rokkos.

Longtime business owners like the Maybaum sisters are happy to see business booming and patrons from all over the world — noting that people from France, Spain, and beyond have visited their restaurant.

But when new buildings are constructed, they take over old ones.

Jennifer highlighted Seashore Day Camp, a camp that both the Maybaums and their children attended that, as of 2025, has turned into condos starting at $1.9 million. The camp would have celebrated its 100th anniversary in 2026.

"Seeing that gone is sad because you grew up seeing that, and it was part of your history, part of your memories and your experiences," Jennifer said. "There have been some businesses that the local community had a connection with that are no longer there."

"I do think what's happening is amazing," Jennifer added. "It's almost bittersweet."

A luxury condo project on the Jersey Shore secured more than $250 million in debt and equity financing as the developers seek to build more than 130 residences.

The financing deal for the Atlantic Club includes $214 million in debt from Madison Realty Capital and Unity Capital to build the oceanfront project in Long Branch, New Jersey, according to Roy Stillman, president of Stillman Development International.

The project started sales in late 2023, and recently notched a record with a penthouse transaction going for $5.95 million — the most expensive condo sale in New Jersey’s Monmouth County, according to Stillman.

The new development is located just under 60 miles (97 kilometers) from New York City, in a beachfront city where Bruce Springsteen was born. It’s part of a larger makeover on Jersey Shore real estate in recent years. Kushner Cos., the real estate firm formerly run by Donald Trump’s son-in-law Jared Kushner, is developing a major project just a few blocks away at Pier Village, a beachfront area with stores,

restaurants, hotels and residences.

The Atlantic Club is being developed by an entity backed by Stillman Development International, Surrey Equities and Gotham City Real Estate. The project will feature two residential towers and more than 75,000 square feet (6,970 square meters) of indoor and outdoor amenities. The project is expected to open to residents at the end of 2026.

The residences range from one-to-five bedroom units. Amenities include a yoga studio, music practice room and business center.

“There is an untapped demand for a world-class condominium experience here on the Jersey Shore and the project’s sales velocity bears this out,” Stillman said in a statement.

About a third of the project has pre-sold already, Stillman said. The developers have demolished the old structure on the property and are working to secure building permits, he added.

“With the closing of the financing, we’re prepared to get in ground immediately,” Stillman said.

New Jersey Beach Tags, Badges, and Passes

Visitors will need what's called a beach tag, badge, pass, or token to visit most beaches in New Jersey. Though the name of it varies from beach to beach, it's ultimately an admission pass that helps the state regulate the number of visitors to each beach and to raise funds for their maintenance and lifeguard staffing. The beach tag system sometimes restricts tourists from beaches that locals frequent, but there are still plenty of options for non-New Jerseyans — and the passes (available for the day, week, or season) are pretty easy to obtain from the respective beach fee offices (online or over the phone).

The luxury market has proven quite resilient over the past few years. After a short dip in the wake of the pandemic, condo demand quickly rebounded fueled by buyers’ need for more space. Today, projects located in smaller cities near large urban centers, are sought-after investments.

In Long Branch, N.J., a 132-unit luxury condo project is set to rise on the oceanfront, catering to high-income buyers looking for upscale residences that provide easy access to New York City. The developer behind the high-rise that is set to be completed in 2026 is 390 Ocean LLC, which comprises owners from Stillman Development International, Surrey Equities, and Gotham City Real Estate Services.

In an exclusive interview with Multi-Housing News, Stillman Development President Roy Stillman talks about his company’s new condominium development and dives into what is fueling demand across the broader luxury market in New Jersey.

Tell us more about the vision behind The Atlantic Club. How are sales going so far?

Stillman: Our vision for The Atlantic Club is to deliver a meticulously crafted residential enclave inspired by beach serenity and charm but with a sophisticated sense of style and elegance. We decided to embark on a new development in Long Branch because of its convenient location, prime shopping, robust entertainment options and fine dining. The project sits on one of the last existing development sites of oceanfront land and is unique because of its vast frontage and nearly 4-acre size. It is a spectacular and unique site.

Our main focus when designing the building was to create as many homes as possible with direct or nearly direct views of the ocean. We are very proud of our accomplishments because 128 out of our 132 homes have direct or nearly direct views of the ocean. Additionally, each home has large balconies or terraces which allow residents to enjoy the views and fresh air from the privacy of their home. We are currently heavily active in sales, in fact, we just announced the sales of both penthouse units. The Atlantic Club is slated to break ground this spring, and we cannot wait to deliver a resort-style living experience to the community of Long Branch.

Tell us more about the elements that will make The Atlantic Club stand out among other luxury residences along the Jersey Shore.

Stillman: The 75,000 square feet of indoor and outdoor amenity space at The Atlantic Club far surpasses other buildings located in Monmouth County, N.J. Included in the amenity space is an expansive pool deck with sunbeds, fire pits and barbecue grills; a fitness center with dedicated studios for spinning, cardio, yoga, and weight training; a business center; a wellness center; a game room with billiards and poker; a dedicated virtual reality game room and sports simulator; billiards, card room, cinema; Grand Lounge with ocean views, private party room, pet spa, music practice room and a children’s playroom.

What’s the buyer pool you’re targeting? Who will be living at The Atlantic Club?

Stillman: The buyers at the Atlantic Club span the Tri-State area. Most of our buyers are from Monmouth County, Northern New Jersey, Pennsylvania and New York City. Residents range from their 30s to 70s and are either families eager to experience a summer at Long Branch or semi-retired older couples. These buyers desire resort-style living with luxury entertainment environments and high-end conveniences…

Art seems to be an important part of this residential project. Why is that?

Stillman: A real estate project is like a large sculpture that takes a lifetime of travel, visiting museums and finding inspiration to bring to life. To create a building that will evoke emotion in its users, tenants and visitors, developers need to incorporate art in every aspect.

We envisioned a project with unique artistic touches throughout, harkening back to a past sense of opulence and grandeur on the Shore. When residents first walk in, they will be greeted by a 3,000-square-foot lobby with a marquee entrance that rises to a height of more than 18 feet and features soaring, tailored glass and textile installations inspired by the ocean’s sense of fluidity and dynamism.

The lobby’s vision will be curated by Cristina Grajales, owner of the famed Cristina Grajales Gallery, who will not only reimagine the lobby into a gallery but the building as a whole. Cristina has also engaged Christophe Côme, a notable French glass sculptor, and Jorge Lizarazo of the Hechizoo atelier, both of whom have their work featured in Chanel stores throughout the world. These artists have created new works specifically for the project.

It’s no secret that the economic context and the financial landscape are quite difficult. Have you encountered any challenges until now?

Stillman: The luxury multifamily market is seeing a lack of inventory, making the properties available in high demand. In New Jersey specifically, we are seeing inventory so low that despite interest rates, 12.5 percent of homes in New Jersey have sold above the listing price. With median home sales rising over 8 percent year-over-year, luxury buyers are proving that the New Jersey market still has a lot of growth potential.

On the Jersey Shore, high-net-worth buyers are beginning to seek amenities and conveniences typically found in condos in New York or Miami. In Long Branch, an area known for its beaches, entertainment and dining, we are seeing a shift toward luxury developments. Overall, Monmouth County has long been a desirable place to live, and The Atlantic Club stands out as a one-of-one property in this region.

Are there any specific strategies that you employ to ensure that your luxury developments align with market demand and stand out in a competitive landscape?

Stillman: Our feeling is that there is always a demand for the best work. The Atlantic Club’s design aesthetic, amenities and proximity to the beach make it stand out among a burgeoning crop of luxury at the Jersey Shore, but it is also a project that could only exist here. The aesthetic and feel of the project are deeply tied to its oceanfront location on the Shore and the sophistication of New York’s high-rise market.

What trends do you expect to shape the New Jersey luxury market going forward?

Stillman: For the luxury market in New Jersey, we are seeing a rise in pieds-a-terre and, globally, in resort-style, turnkey residences that remove friction from buyers’ busy lives.

New Jersey has long been a natural next step for those looking to migrate out of New York City, but the high-net-worth buyer is looking for a home with resort-style amenities, which is why single-family homes may not be best suited for this. Today’s luxury buyer wants the conveniences and perks that a luxury development offers, particularly as luxury buyers increasingly own multiple ‘second homes.’

In particular, high-net-worth buyers are finding more investment and lifestyle upside in real estate on the Shore, particularly in Monmouth County, where you can see Manhattan across the bay but still have pristine beaches. By ferry, car, or train, New Yorkers can get to the Jersey Shore in just over an hour—and towns like Asbury Park, Long Branch and Sea Bright, among many others, offer a livelier scene and upscale dining options. To meet the demand, the Shore is seeing unprecedentedly elevated condos coming to market, as New Yorkers want beach homes that have views of the ocean—a hard thing to find along the East Coast—but are also turnkey and feel like a resort.

Buyer plunks down $6M at Stillman’s Atlantic Club

An anonymous buyer paid what a developer is claiming as a record price for a condominium on the Jersey Shore.

Stillman Development International landed a $6 million deal for one of the two penthouses at the Atlantic Club, a complex slated for 390 Ocean Avenue in Long Branch, NJ.com reported. It’s the highest price ever paid for a condo in the city, according to Stillman, and works out to $1,401 per square foot.

Stillman, along with investors Surrey Equities and Gotham City Real Estate Services, is constructing the luxury development on one of Monmouth County’s lone remaining oceanfront plots. The complex will include 132 homes, two of which are penthouses that have now been sold. Condos will range from 993 to 4,246 square feet.

Each penthouse is more than 4,200 square feet with five bedrooms. The penthouses will have ocean views, private balconies and terraces.

There will also be 75,000 square feet of amenities at the complex. A fitness center, business center, game room, virtual reality room, cinema, pet spa and children’s playroom are among the offerings.

Construction is expected to be completed by summer 2026. The Atlantic Club is represented in New Jersey by Teresa Minnick of Christie’s International Real Estate Group and in New York by Reuveni Development Marketing.

The project is replacing the former Sea View Towers, an apartment complex on the water that failed a code inspection in 2020, according to city officials, and was later demolished.

Elsewhere in Long Branch, Kushner Companies recently scored $100 million in financing for a $130 million mixed-use project at 144 Broadway Place.

Also slated for completion in 2026, the project features 299 residential units, 21,000 square feet of retail space and 558 parking spaces. A SuperFresh grocery store will occupy part of the retail portion of the development, while building amenities will include a theater, yoga studio, an outdoor deck, a rooftop terrace and co-working space.

Jersey Shore penthouse sells for record $5.95M as construction begins on luxury complex

Developers have started building a luxury, resort-style condominium complex in Long Branch on one of the last remaining oceanfront plots in Monmouth County, the owners announced this week.

The Atlantic Club, located at 390 Ocean Ave., will include 132 homes, including two penthouses, and 75,000 square feet of indoor and outdoor amenities.

Construction is expected to be complete by the summer of 2026, according to the developers.

Two 4,246-square-foot, five-bedroom penthouses will be built on the property. They will feature full views of the ocean, private balconies and terraces. Both have already been sold, officials said.

One penthouse was recently sold for $5.95 million, breaking local records as the highest-priced condo sale ever in Long Branch, the developer said Thursday.

“Our vision for The Atlantic Club was to create a development that rises to the level of art and something that the Jersey Shore has never seen before,” Roy Stillman, president of Stillman Development International, one of the owners of the property, said in a statement.

Stillman is a New-York based developer that partnered with other firms to purchase the property.

The Atlantic Club will have “a Manhattan-level of luxury,” featuring art and sculptures curated by renowned artists, the developers said. Condos will range from 993 to 4,246 square feet, have high ceilings, expansive windows and one to five bedrooms each.

The complex will include a fitness center, business center, game room, virtual reality room, cinema, pet spa and children’s playroom.

Before contractors purchased the land, two vacant buildings from the former Sea View Towers apartment complex stood there. They were demolished following a failed code inspection in 2020, city officials reported at the time.

Developers did not disclose how much the The Atlantic Club project will cost to build.

The condo complex is part of a large building boom in Long Branch in recent years.

Other major housing developments have started construction this year, including a downtown redevelopment project on Broadway that was 20 years in the making.

The $130 million project, driven by Kushner, a New York-based real estate and development firm, will include nearly 300 apartments and retail shops, including a SuperFresh grocery market and a neighborhood café.

Located at 390 Ocean Ave., the artistic, resort-style residences along the ocean will deliver two condominiums, 132 one- to five-bedroom residences, two penthouses, more than 75,000 square feet of indoor and outdoor amenities and an elevated level of art and design unprecedented for the local market.

One penthouse recently broke the condo sale record for the Monmouth County town with a contract of $5.95 million.

The Atlantic Club is bringing luxury living to the shore in Long Branch. In April, the last penthouse at the forthcoming building sold for a record-breaking $5.95 million.

Located at 390-392 Ocean Ave. N., the Atlantic Club announced the contracted sale April 24. The transaction is the highest-priced condo sale in Long Branch history, according to the property.

Teresa Minnick of Christie's International Real Estate Group brokered the deal. Closings for the property, as well as its opening, are expected in April 2026.

Penthouses at the 132-unit development total 4,246 square feet and offer unobstructed 360-degree views of the Atlantic Ocean. In addition to a private balcony and terrace, the suite includes five bedrooms and five full bathrooms and a powder room. Remaining units range from one-to-five bedrooms.

"Our vision for The Atlantic Club was to create a development that rises to the level of art and something that the Jersey Shore has never seen before," said Stillman Development International LLC President Roy Stillman.
